What is Employees Housing Welfare Trust?

Defence and IT Employees Housing Welfare Trust is registered under The Indian Trusts Act, 1882. The trust is led by retired officers of the Indian Defence Services along with experienced IT professionals, ensuring efficient and reliable services.

Our organization is a dedicated social service initiative with the primary objective of promoting and facilitating housing opportunities for Serving and Retired Armed Forces, Defence, Para-Military personnel, IT Employees, as well as the General Public

As a social service organization, the trust is dedicated to promoting and facilitating housing opportunities for IT employees, Serving and Retired Defence Forces, Para-Military personnel, as well as the General Public.

Yes, All Government construction norms should

Yes, there is a sufficient water source, and all water-related connections will comply with government regulations and standards.

Yes, the land is freehold, saleable, and free from all legal or financial liabilities

Land acquisition is underway. As a turnkey project, payments from members are immediately transferred to the landowner. We are committed to handing over the site on time.

The development will be carried out in phases. Since the land is agricultural, each phase will first undergo land conversion and then submitted for the necessary approvals.

Booking for the first phase is in progress. After it’s completed, we will apply for conversion and approvals, and start development, which will take about 15–18 months.

We are committed to completing the project within 24 months from booking, with each phase developed sequentially.

📝 Land Procurement & Legal Aspects

The society needs about 30–40 crores to purchase the 25–30 acres of land. Taking a bank loan would add large interest costs, raising the price to around ₹500 per sq. ft., which is higher than the current price offered by the society

The legal documents can be given, but since many parts of the land are still under legal verification, agreement, or negotiation, they won’t be very helpful in deciding whether to buy the society plots.

The price list is subject to revision from time to time

When you book, you will get a payment receipt, confirmation letter, and a automatically generated seniority ID. As the project is fully governed by the authorities, your money is safe and secure.

💰 Booking, Payment & Pricing

All payments can be made via Cheque, Demand Draft (DD), or RTGS/NEFT in favor of ‘DEFENCE & IT EMPLOYEES HOUSING WELFARE TRUST’. Initially, a membership fee of Rs. 2,500/- is payable along with a down payment of about 25% of the total amount. The remaining balance can be paid in three equal installments, as and when requested, typically every 6–10 months depending on the progress of the layout development.

Employees Housing Welfare Trusts are non-profit organizations. Unlike private developers, client money is invested directly in the land. Since trusts do not rely on large bank loans, there are no interest costs, making the property more affordable than the market rate.

Registration, stamp duty, khata transfer, and other incidental charges shall be payable as per the prevailing guidelines

Around 6% to 8% of the total sale value

You may cancel your plot, and the full amount will be refunded within 60–90 working days from the date of receipt of the written cancellation request, without any interest

As each phase follows different development schedules and timelines, we recommend arranging a site visit and discussing the development period with our marketing team

🏡 Ownership & Transfer

One plot can be purchased per membership.

Yes, the membership is transferable

The client is permitted to resell the property independently

The Developer/Society shall maintain the property for a period of 12 months following the completion of the allocation. Thereafter, the maintenance shall be undertaken by the Owners

🏬 Plot Options & Preferences

Commercial sites are priced higher than residential sites. We recommend initially purchasing residential sites and subsequently converting them to commercial use, which would be more cost-effective

An extra charge of 10–15% is applicable for corner sites, provided the allotment is made during registration, since societies follow a first-come, first-served policy
